The Crown Group towers rising along Evans Avenue mark the newest chapter in a suburb built on land with a much older story: the former Rosebery Racecourse, redeveloped through the mid-twentieth century into the diverse, multicultural pocket it is today.

Public housing estates from that 1960s-70s redevelopment sit alongside single-storey brick houses further from Evans Avenue, and the two generations of housing carry very different plumbing beneath them.

Sand is the constant underneath almost all of it. This suburb sits on genuinely deep Botany sand deposits, deeper than most of the suburbs around it, and that sand doesn't stay in the ground once a pipe joint gives it an opening.

Fine grains wash into any weak seam and settle there, and each downpour after that packs the line a bit tighter than the last, whether the property above is a 1970s estate unit or a house that predates it.

Vitrified clay sewer lines laid during the racecourse redevelopment are the other half of the story. Clay was standard for the era, but it has none of the give that modern pipe has, and decades of ground movement leave every joint a little more exposed than the last.

Put a rigid old joint and deep sand together and you get the pattern behind most of our repeat call-outs here: a small crack lets sand in, sand packs the joint tighter, and what started as a minor seep becomes a proper blockage months later.

The newer Crown Group development runs modern pipe that doesn't share the clay joint problem, though the sand underneath hasn't gone anywhere just because the building above it is new.

Public housing estates built through the original redevelopment tend to have consistent, well-documented plumbing, which genuinely helps when a fault needs tracing back to its source. Additions and private conversions since then are less predictable, with fittings from whoever did the work at the time.

A tenant reporting a slow laundry drain in one of those estates and a long-time owner near Grafton Street dealing with a cracked joint are often describing the same underlying age problem in different words, depending on which era of pipework their property happens to run.

Neither of these behaves like a one-off event. Constant groundwater keeps a compromised joint permanently wet, which is precisely what lets sand keep finding its way in month after month.

There's rarely a single dramatic moment with this combination. A property owner usually notices a drain that's been sluggish for a while before it stops altogether.

1. See it first. A camera confirms whether it's sand, a cracked joint, or a bit of both, before any decision gets made.
2. Clear it properly. High-pressure water flushes packed sand and silt back out of the line; the electric eel handles root growth where it's found a way in.
3. Repair what's genuinely failed. A cracked clay section gets relined or repaired, not just pushed clear and hoped for.
4. Confirm and reset. One more look on camera proves it's running properly, then we tidy up and head off.

Estate units and newer Evans Avenue towers usually only need the clearing stage; older houses running original clay more often need the full sequence.
